Kaaterskill Manor is a 3 story, wood framed, independent senior living center. This project included 21 one bedroom apartments, storage areas and a community room to serve the senior citizens of Catskill, NY. AOW bid on the general construction of this building in December 2007. As the low bidder AOW was hired as the General Contractor for this project.

With an extremely tight budget that involves US Department of Housing and Urban Development and New York State Department of Housing and Community Renewal funding, the project could not move forward without value engineering. AOW called upon an extensive history of construction in the senior living center market, as general contractors and construction managers, to assist the Owner and Architect with modifications that would be cost effective and maximize the owners return and the future residents’ comfort.

Construction had to take place on a confined site in order to allow the Owner access to an adjacent nursing home. Coordination between AOW and the Owner continued throughout the project to expedite the completion of the project while minimizing the impact to the existing facilities.
