Steamboat 20 Phase 1
Steamboat 20 is one of four historic high-rise buildings that make up Steamboat Square in Albany’s Capital South Neighborhood. This project served as the first phase in the preservation of the entire Steamboat Square campus.
Interior demolition and abatement was completed in two phases as the building remained 50% occupied throughout phase one. The existing exterior structure, a 12-story, T-shaped brick and steel building, received brick restoration, a modernized steel and metal panel façade, and entrance improvements.
The interior of the building received a transformative renovation. A geothermal heat pump system was introduced to support the HVAC system and service hot water for the apartments and support spaces. The first floor work consisted of a renovation to the community room to include an upgraded community kitchen, the renovation of the Wizards Wardrobe, a dedicated tenant space serving the educational needs of local children, a renovated lobby, and new mailboxes and resident laundry services.
The renovation on floors 2 through 12 resulted in the creation of 77 one-bedroom and 11 two-bedroom apartments with modernized kitchens and bathrooms, new flooring, expansive storage areas, state-of- the-art intercom systems, new lighting, and new windows. Common areas on each floor were renovated to include the elevator lobbies where the historical tile work was restored.
The exterior was beautifully landscaped, the parking lot was rebuilt, and a playground was introduced. This project was completed ahead of schedule and stands as a hallmark of AOW’s management expertise and commitment to quality construction.
