Martin Luther King Apartment Renovations Phase I
Phase I of the Martin Luther King Apartment Renovations marked the beginning of the Troy Housing Authority’s plan to renovate 1,200 units of public housing within the span of a decade. Extensive value engineering activities between Owner, Architect, and AOW brought the project within budget.
This project consisted of extensive renovations to 6 buildings, becoming 8 buildings containing 46 apartments. A significant amount of demolition occurred to each building essentially leaving only the brick façade and the basic structures remaining.
AOW self-performed several portions of the work to include framing, rough carpentry, siding, millwork, accessories, and door installation. Challenges of the project included unforeseen infrastructure damage, to include areas of extensive mold infestation and fire damage. Despite these unforeseen challenges, AOW was able to deliver the project on schedule and within the Owner’s budget.
Goals of the project included creating more open space and to update the buildings to become as energy efficient as possible. Energy Star appliances and insulation with a high efficiency rating were installed. Additional work included the installation of a 500-foot, ADA compliant ramp which now allows for easy access to nearby neighborhoods and local transit.
