Ida Yarbrough Revitalization Phase 2

AOW was selected to remain with the Design Team to construct Phase II which provided 81 new apartments of various sizes.

Four Buildings in total were constructed and included two duplexes, a ten unit low rise, and a 67 unit mid-rise. Each apartment was required to meet Energy Star goals and included the use of green roofs as utilized in Phase I. The new construction of four buildings included advanced wood framing methods to minimize thermal transfer from the exterior to the interior. Unique architectural design aspects were carried into Phase II and included cement siding with metal accents and the curved steel canopies.

The mid-rise building has unique metal framing at the exterior, outdoor LED lighting, a functional roof deck patio area, a penthouse gym affording sweeping views of the neighborhood, and a community accessible space that includes a massive lounge area and new kitchen.

As this project was funded in part by Homes and Community Renewal (HCR), the necessity of meeting the MWBE, Section 3 and Labor Utilizations Goals became part of the project and special coordination was taken to make sure the goals were met. AOW was lucky to have experienced subcontractors on the build team that could handle the construction itself, the budget and scheduling constraints, and the administrative requirements with ease.
