Martin Luther King Apartments Phase 2
In keeping with the objectives of Phase I which included creating open space, and providing functional and energy efficient updates to the existing buildings, AOW was selected as General Contractor for Phase II of the Martin Luther King Renovation Project.
AOW was able to use the experience and knowledge gained in Phase I, especially related to the overall structural defects of each building, to produce a realistic budget that would account for any unforeseen conditions.
This project consisted of extensive renovations to 6 buildings, resulting in 37 new apartment units. A significant amount of demolition occurred to each building essentially leaving only the brick façade and the basic structures remaining.
AOW self-performed several portions of the work to include framing, rough carpentry, siding, millwork, accessories, and door installation. Even with the COVID-19 Pandemic, this project was completed 2 months ahead of schedule largely attributable to anticipating the unforeseen conditions that existed in the first phase of the project and planning accordingly.
This project also included the construction of a new, 2,500 square foot Community Building and new site amenities to include 2 playgrounds, a basketball court, and 2 “shade” structures for the exclusive use of residents.
